BCD Council of Governments online mapping allows you to perform demographic and business analysis.

3. How do I find grants or loans to start my business?

The Department of Housing & Community Development occasionally has funds available. Also, a number of loans are available through the LDC. Additionally, if your business is minority owned, you will find help through the Minority Business Development office.

4. Who can I talk to about specific parcels of land and zoning?

5. What is the commercial review process?

All new commercial construction, remodeling and alteration activity must be approved through the commercial design review process. The design review process establishes a systematic and uniform review procedure for proposed construction based on the design review guidelines.
A Commercial Plans Coordinator will be assigned to each project to assist developers and contractors through the commercial approval and permitting process. Applicants are encouraged to contact the Commercial Projects Coordinator at 843-884-1229 prior to making submittals.

6. How do I obtain a business license?

Business licenses are obtained though the Department of Administrative Services division of Business License. They may be reached at (843) 849-2786.

7. How do I obtain a building permit?

All construction projects where the valuation of the proposed construction exceeds the amount as determined by the Building Official or requires a structural inspection must obtain a building permit. Building permit applications must be submitted with the appropriate supplemental information and site plan. Please contact our Building Inspection Office for more information at 843-884-5184.

8. Who reviews and inspects construction plans for commercial development?

The Building Inspection Division reviews construction plans for all commercial development, including additions and renovations. Field inspectors ensure compliance with town building codes and zoning ordinances throughout the construction process.
The Inspections Division has a floodplain manager on staff to ensure compliance with the town’s flood damage prevention guidelines and to provide information businesses about flood zone requirements. 9. What are building permit fess?

Building permit fees are based on valuation of construction. Construction valuation is determined by the Building Official, based on the most current Building Valuation Tables, as published by International Building Code Council (IBC). Upon determination of valuation, the Building Official will set the amount of the permit fee pursuant to the breakdown and fee schedules stated in the Section 150 of the Code of Ordinances. for more information please contact us at 843-884-5184.

10. What is South Carolina Business One Stop

South Carolina Business One Stop or SCBOS is the official South Carolina business web portal. It enables anyone with an existing business or anyone starting a new business to file permits, licenses, registrations, or pay taxes. From the convenience of your computer at anytime, 24 hours a day – 7 days a week, you can take care of your important state filings, and pay for multiple filings and/or taxes with one credit, debit, or EFW payment.

11. What is the Local Vendor Partnership Program and how do I apply?

This Program provides a preference to a company if their primary office is located within the Town’s limits and they agree to the terms of the Program. This preference allows the local vendor to receive a percent discount off their bid during the evaluation process to determine the low bidder. 12. Do I need a special event permit?

Any organized activity with more than 25 people using or impacting private commercial or public property, facilities, parks, sidewalks or roadways in a manner that varies from its standard land use requires a Special Event Permit. Please note: all Town of Mount Pleasant ordinances (zoning, noise, signage, etc.) must be adhered to in any event; a permit does not constitute permission to violate any ordinance.
