BUILDING PERMIT APPLICATION FOR ACCESSORY DWELLING UNIT (ADU)

Accessory Dwelling Units (ADUs) are “a separate housing arrangement within, attached to, or detached from a single-family home (not including townhouses or duplexes), which includes a kitchen and bath separate from those contained within the principal structure, and therefore functions as a complete living unit.” The Zoning Code currently defines “kitchen” as any room principally used, intended, or designed to be used for cooking or the preparation of food. The presence of a range or oven, or utility connections suitable for servicing a range or oven, shall be considered as establishing a kitchen. The meaning of “kitchen” shall exclude a bar, butler’s pantry, or similar room or portion of a room. ADUs can be attached or detached but must be permissible by your neighborhood covenants and Restrictions. If you are unsure if your neighborhood would allow an ADU, please check with your HOA and planning before submitting this application. All ADUs require the Planning Department's approval prior to permit issuance. This online application will be forwarded to both the Planning Department and the Building Department. You are submitting a Building Permit application for an Accessory Dwelling Unit under an active Building Permit Allocation System. In order to be granted an allocation number please read and acknowledge the following disclosure. Failure to adhere to any of the below requirements may result in your application being denied and under no circumstance will your Plan Review Deposit be refunded:

-Your building permit application and submittal must be complete, please refer to the checklist below under Section #6 to ensure you are submitting all necessary forms and documents. Incomplete submittals will be rejected.
-A single applicant is limited to no more than 10 building permit application submittals in a 24 hour period
-Applications with Contractor listed as to be determined will not be accepted
-Applied permits not picked up and paid for within 180 days become invalid, permit is voided, and you will have to reapply via the online application portal
-Construction must commence for permits issued within 180 days or the permit becomes invalid, is voided and you will have to reapply via the online application portal
-Construction must be maintained on permits issued in any rolling 180-day period or the permit becomes invalid, is voided and you will have to reapply via the online application portal
-If we currently do not have an allocation number available to issue to you, your submittal will be accepted and held as first in line for the next 6 month allocation cycle
-Plan Substitutions are not allowed and will require the permit to be voided and will require a new submittal via the online application portal
